As of May 27, 2025, the federal government has officially introduced a new GST rebate for first-time home buyers purchasing newly built homes.

What is the new
F.T.H.B. GST rebate?

The First-Time Home Buyer GST Rebate (FTHB GST Rebate) eliminates the federal Goods and Services Tax (GST) on new homes priced at or under $1 million. That could mean up to $50,000 in savings for qualifying buyers. Enough to significantly lower your mortgage costs or free up funds for upgrades, furnishings, or moving expenses.

Homes over $1.5 million are not eligible.

This rebate applies to first time homebuyers and anyone who has not lived in a home they owned after 2020.

Only newly constructed homes qualify.
Who Qualifies For This New GST Rebate?
To be eligible for the new GST rebate, you must:

Be a first-time home buyer, which includes people who have not lived in a home they owned since 2020.

Intend to live in the home as your primary residence

Sign your purchase agreement on or after May 27, 2025

Buy a new construction home

Take possession before 2036, with construction starting before 2031
